• Pre-Listing Inspection - Get your house in top shape before you put it on the market! Typically it is cheaper to fix problems than it is to negotiate the selling price down. Industry professionals estimate that for every $1 of identified repairs, the buyer would be looking for double that in a price reduction.
• Home Inspector Review - This is a comprehensive walk-through of your home to evaluate from a Home Inspector’s perspective. With the homeowner present a HABITEC Inspector will visibly check your house in a comprehensive manner. This will include looking at the exterior of the house from the ground level, then the interior including the attic and crawl space from their respective entry points. The homeowner is encouraged to take notes so they can have any issues raised by the Inspector taken care of. The Home Inspector Review is not a Home Inspection. This Review does not end with a written report or any pictures. But a Home Inspector Review costs much less than a Home Inspection. Homeowner’s are encouraged to have this REVIEW each year to make sure small deferred maintenance items do not turn into larger problems. This REVIEW can also serve the homeowner contemplating selling their home. It’s always better to find out about maintenance before the closing is days away! • 11-month New Home Inspection - Take care of any issues you may or may not know about before your one year construction warranty expires.
HABITEC Inspectors are fully licensed by the State of Tennessee. Effective July 1, 2006, any person providing services as a Home Inspector in the State of Tennessee must have a license granted by the Tennessee Department of Commerce and Insurance. Requirements for licensure are stringent; however, HABITEC Inspectors Richard Acree and Ron Rittiner have met and exceeded the requirements set forth by the State of Tennessee. HABITEC also meets and exceeds the Standards of Practice of the American Society of Home Inspectors® (ASHI®).  In most cases, Home Inspections are performed after a sales contract has been accepted by the seller, conditional upon a satisfactory Home Inspection. The Inspection can usually be arranged immediately to within a few days. The home buyer is typically encouraged to attend the Inspection, so that you can see, first hand, the workings of the home. It also represents an excellent opportunity for the prospective buyer to ask questions about the home or to discuss potential changes. Each home is unique, therefore each Home Inspection is unique. When you first contact a Home Inspector, the Inspector will have questions for you about your needs. Home Inspections will also highlight the positive aspects of a home. In fact, many of the Home Inspector's observations or recommendations help to dispel home buyer anxieties, and provide useful repair suggestions.
After we perform your Inspection, we will provide you with an easy to read, computer generated report including digital pictures. Please see the section for Sample Reports. The Home Inspector's service to the purchaser is primarily one of education. The goal of the Inspector is to provide the purchaser with a better understanding of the physical condition of the home at the time of Inspection in order to facilitate a well-informed decision.
The Home Inspection should not be confused with an appraisal, a municipal code inspection, an environmental audit, or a home owner's warranty.
A complete Home Inspection will cover all of the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing and interior.
