Pre-Listing Home Inspect

A Pre-Listing Home Inspection is a must to get your house in top shape before you put it on the market (list)! Typically it is cheaper to fix problems than it is to negotiate the selling price down. Industry professionals estimate that for every $1 of identified repairs, the buyer would be looking for double that in a price reduction.

In a normal real estate transaction, when an offer to buy your house is made and accepted, the seller has only a 10 day window to secure financing and have the home inspected. Depending on the time of the year and the number of weekend days in this 10 day period, the buyer will have to move quickly to get everything done. If you home is not ready for the Home Inspection because things need to be repaired, the chances of the deal failing are much higher. Don't wait until the offer to start getting your house ready for sale! Get the Pre-Listing Inspection done and repairs made before you ever place it on the market.

A Pre-Listing Home Inspection is completed using the same methods and report as a Home Inspection for a real estate transaction. The Pre-Listing Inspection includes all the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing and interior. Here is a list of specific systems or items that are typically covered in a Home Inspection: Electrical, Heating & Cooling, Foundation, Plumbing, Roofing, Grounds, Fireplace, Drainage, Patios, Driveways, Visible Framing, Kitchen, Bathrooms, Garage/Carport, Appliances, Basement, Crawlspace, Attic, Slab, and many other essential items!
