APARTMENT BUILDING INSPECTION
HABITEC Home and Building Inspections, LLC, completed a Commercial Building Property Condition Assessment (PCA) on a multi-unit apartment complex. The complex included 10 different buildings including apartment buildings, condominiums and an office.
The project included a walk-through inspection of the exterior of all the buildings, a representative inspection of one of the apartments, an inspection of the lots and grounds including ADA compliance and a key personnel interview with the property manager. The entire complex spanned approximately 20 acres. The buildings were from 25 to 30 years old.
Each apartment building included from 20 to 35 apartments. The apartments ranged in size from 1 bedroom, 800 square feet units to 3 bedroom, 1500 square feet units. The buildings were wood framed structures with brick and wood siding exteriors, composite shingled roofs, and crawl space block foundations. The electrical systems were traditional 120-240 VAC. HVAC consisted of split system electric systems. The exterior units were mounted on the roofs.
The asphalt parking lot consisted of over 200 spaces including designated handicap spaces. There were front and rear entry security gates.
