DISTRIBUTION CENTERS
HABITEC offers Commercial Property Condition Assessments (PCA) for Industrial Distribution Centers such as the one shown below. This site was inspected by Richard Acree as Inspector of Record with Ron Rittiner assisting.
This 35,000 square foot building materials distribution center was built in the 1950s. It has a truck loading dock, rail split, office space, parking lot and 5 garage doors. The steel framed building is built with block walls on a concrete slab. The roof is flat with several skylights. The electrical system is 3 phase with overhead mast service. HVAC is accomplished with ceiling mounted gas fired furnaces and wall mounted vent fans.
Environmental Services for this building included a mold survey and an on-site water quality analysis.
The PCA was delivered to the Client in printed form and used in preparation for a real estate closing.
HABITEC has unique perspective in this type of building based on Ron Rittiner's 12 years of experience in the trucking industry. His experience in the trucking industry included the evaluation of new and existing distribution centers for expansion, maintenance of distribution centers during ongoing operations and safety of individuals and equipment.
