A Home Inspection is a professional, objective, visual examination of the condition of a home. If you are a home buyer entering the marketplace, a Home Inspection is a way to gain valuable information about the biggest purchase of your lifetime. It helps you to determine whether there are any major defects or system inadequacies before the time of purchase.

HABITEC Inspectors are fully licensed by the State of Tennessee. Effective July 1, 2006, any person providing services as a Home Inspector in the State of Tennessee must have a license granted by the Tennessee Department of Commerce and Insurance. Requirements for licensing are stringent; however, HABITEC Inspector Richard Acree meets and frequently exceeds the requirements set forth by the State of Tennessee.

In most cases, Home Inspections are performed after a sales contract has been accepted by the seller, conditional upon a satisfactory Home Inspection. The Inspection can usually be arranged immediately to within a few days. The home buyer is typically encouraged to attend the Inspection, so that you can see, first hand, the workings of the home. It also represents an excellent opportunity for the prospective buyer to ask questions about the home or to discuss potential changes.
 
Each home is unique, therefore each Home Inspection is unique. When you first contact a Home Inspector, the Inspector will have questions for you about your needs.
After we perform your Inspection, we will provide you with an easy to read, computer generated report including digital pictures. Please see the section for Sample Reports.
 
The Home Inspector's service to the purchaser is primarily one of education. The goal of the Inspector is to provide the purchaser with a better understanding of the physical condition of the home at the time of Inspection in order to facilitate a well-informed decision.

The Home Inspection should not be confused with an appraisal, a municipal code inspection, an environmental audit, or a home owner's warranty.

A complete Home Inspection will cover all of the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing and interior. • Pre-Auction Inspection - This Inspection is similar to the Home Inspector Review discussed above. Time permitting, the Pre-Auction Inspection is a walk-through of the home to evaluate from a Home Inspector’s perspective.
